     STEP 1 - QUALIFY for our Short Sale 1-2-3 Program

Step A. The first action for you to take as homeowner is to gather the following information: 
  1. Name and phone number of the first and or second lenders.
  2. Brief written explanation of your financial hardship. (loss of income, medical, divorce, etc.)
  3. A list of all your debts with balance outstanding and monthly payments
  4. A list of all of your current sources of income 
  5. 2 current pay stubs
  6. Last two years of tax returns 
Step B. The next step for you to take is to contact your lender on the number indicated on your mortgage statements.  (In order to qualify for a short-sale, you need to obtain lender approval by following the steps indicated under the new government program entitled Making Home Loan Affordable Modification Program.)  You simply call your lender, ask for their loan modification department and tell them you would like to apply for a loan modification and if unsuccessful be given an approval to short sale your home. The new rules state that you must apply for a loan modification with your lender first, in order to be approved for a short sale. 
 
Step C. If the lender is unable to provide you with adjusted payment terms for your home mortgage that meet your needs then they will provide you with a written approval for you to sell your home for less than you owe.  This is called a Short Sale. Once you receive your letter, contact Laurie Bradley of Family Realty Group by emailing a copy of your short sale confirmation letter and a phone number to contact you to shortsale@1frg.com . Once we receive your information we will contact you within 48 hours and move you to phase 2 of obtaining buyers for your home.
